Then I will work to find only suitable properties to show you, no matter who has them listed. Sometimes I can also show you unlisted properties. My goal is to not waste your time by finding properties that are not in your price range or don't meet your needs.
Vacant properties can be shown at your convenience. Occupied properties may need appointments.

You can sign-up for an Automatic Property Search which will email you NEWLY LISTED properties from participating realtors®. You can customize this Homes-Land Search by setting up several different searches.
Do you need to get Qualified for Financing? This is done by speaking with your financial institution or one of my many Lender Sources and establishing the loan amount and monthly payment amount that will be comfortable for you. After you qualify, I will help you to become Approved For Your Loan which gives you the power to go through with your purchase.
You will be provided with information about cities, towns, neighborhoods and schools. Also you will made aware of local practices and procedures. I will explain how Florida Property Taxes and Homestead Exemptions operate.
When you are ready to buy, I will accurately write your offer and if there is another realtor involved, strive to make sure it is presented accurately. I will act as a liaison between you and the seller, and do all of the negotiating, paperwork, and LEGWORK. My goal is to have you obtain the best possible price, conditions, terms, and timing for your purchase.
Every document connected to your purchase will be fully explained. This includes paperwork and forms for your Offer, Disclosures, Agreement, Contract, Addendums, Riders, Mortgage Loan Financing, Closing Costs, and HUD-1 Settlement Statement.
I will explain your responsibilities before, during, and after each stage of the purchase process.
Ordering and attending Inspections, an Appraisal, and a Survey when necessary is part of my service and help with obtaining Homeowner's Insurance is available.
Throughout the buying process I will maintain your confidentiality.
